Model zona konsentrik atau Teori konsentris adalah teori mengenai perencanaan perkotaan yang dikembangkan oleh seorang sosiolog asal Amerika Serikat bernama Ernest Burgess berdasarkan hasil penelitiannya terhadap kota Chicago yang dilakukan pada tahun 1925.[1] Burgess menyimpulkan bahwa wilayah perkotaan dapat dibagi menjadi enam zona:[2]

  1. Pusat Daerah Kegiatan atau Central Business District: Daerah yang dianggap sebagai pusat kegiatan bisnis, tempat - tempat dan pusat pertokoan, gedung, bank dan pasar.
  2. Zona industri, yang terikat dengan pusat wilayah kegiatan.
  3. Zona transisi atau permukiman kelas rendah, merupakan tempat tinggal para buruh yang menempati rumah susun.
  4. Permukiman kelas menengah
  5. Permukiman kelas tinggi
  6. Wilayah pinggiran kota, ditandai dengan adanya penglaju.
