I dont know if all such templates are malls only, but this one is, and that is not all the major shopping areas in the bay area, a bastion of non-mall shopping. in addition, at least one mall, Eastmont Town Center, is absolutely not a destination for shoppers outside the neighborhood. its mostly a social service hub, and barely operates as a full service mall now.
