GREYKITE is a London-based private equity real estate investment firm founded in 2023 by Michael Abel. The firm pursues a platform-based investment strategy across the living, industrial and digital infrastructure sectors. As of 2026, it reported approximately $3.7 billion in assets under management..[1]

History

GREYKITE was founded in July 2023 by Michael Abel, a former equity partner at TPG. Dan Valenzano, a former colleague of Abel's at TPG, joined the firm as senior partner from the outset.[2]

In March 2024, GREYKITE announced the launch of its inaugural fund, GREYKITE European Real Estate Fund I (GEREF I), backed by Capital Constellation and Leucadia Asset Management.[3]

GREYKITE has subsequently raised further capital commitments from institutional investors and family offices across multiple regions, including Goldman Sachs, Ares and Blackstone[4]. The firm was established to pursue a platform-based investment strategy focused on European real estate.

Portfolio

As of 2026, GREYKITE's platform-based investment strategy across the living, industrial and digital infrastructure sectors combines direct real estate ownership, specialist operating platforms and operational value creation[5]. Its portfolio comprised investment platforms across the living, industrial and digital infrastructure sectors in multiple European countries. The portfolio includes logistics, multi-let industrial, residential, student housing, senior housing, digital infrastructure and truck parking assets.

Investments

Since 2024, GREYKITE has established investment platforms across its three principal investment sectors: living, industrial and digital infrastructure.

Living

In November 2024, GREYKITE and Gatehouse Investment Management launched Uniqhomes, a UK single-family rental housing platform[6]. The platform was seeded through the acquisition of 11 development sites from Persimmon Homes[7] and has subsequently expanded through acquisitions from other housebuilders, including Keepmoat and Barratt Redrow, comprising more than 1,000 homes across 26 sites[8].

In December 2024, GREYKITE acquired an 8,000 sqm vacant hotel in Munich in partnership with Equilibria Group[9] as part of a €250 million student housing investment strategy[10].

In July 2025, GREYKITE and Brunswick Real Estate launched Danske Homes, a Danish single-family rental platform, through the acquisition of an initial portfolio of approximately 300 homes[11].

In October 2025, GREYKITE and StepStone Real Estate completed the €1.5 billion recapitalisation of Spanish senior housing operator Vitalia[12]. Following the transaction, GREYKITE became the investment manager of the platform. At the time of the transaction, Vitalia operated 75 facilities comprising approximately 10,000 beds across Spain[13].

In January 2026, GREYKITE and Arax Properties established Baunest[14], a German residential real estate platform focused on acquiring and managing residential assets across Germany[15].

Industrial

In November 2024, GREYKITE launched Silverdock, a European logistics platform, seeded with the acquisition of a 13-asset portfolio from Logicor. Through subsequent acquisitions, the platform has expanded to approximately 25 logistics assets with a target value of around €1 billion[16].

In April 2025, GREYKITE established Lagerhome, a European multi-let industrial platform, through the acquisition of a 94,400 sqm light industrial portfolio in Sweden. The platform has subsequently expanded to 31 assets comprising approximately 159,000 sqm[17].

In August 2025, GREYKITE acquired a controlling interest in TP Network, a European truck parking operator trading under the Nection brand, alongside investment partner JV20. At the time of the acquisition, the IOS platform operated seven sites across Spain, France, Italy and the Netherlands[18].

Digital Infrastructure

In September 2024, GREYKITE acquired a logistics portfolio in Poland through a joint venture with White Star Real Estate[19], which formed the basis for the redevelopment of a 65 MW data centre campus in Warsaw. The facility was subsequently leased to EdgeConneX[20].

Awards and recognition

In 2025, GREYKITE was named Investor of the Year at the PROPS Awards[21].

In 2026, GREYKITE's recapitalisation of Spanish senior housing operator Vitalia, alongside StepStone Real Estate, was named European Deal of the Year at the 2025 PERE Awards[22]
