BW: Workplace Experts are a British interior Fit Out and refurbishment contractor operating predominately in London and the Southeast of England.[1] The company specialises in the delivery of workplace interior projects, with a large emphasis on ‘defect free’ quality throughout all their projects[2].
BW have formed international alliances with construction companies, SHAPE, based in Australia, and HITT, based in the United States, expanding their connections within the international construction and Fit Out industry[3].
BW: Workplace Experts were previously known as Bellwater Interiors, founded by Craig Foster and Mark Richards in 2000. They built the business up to £50 million in annual turnover by specialising in commercial interior fit out[4].
In 2014, Foster and Richards completed a management buyout giving Steve Elliott and Anthony Brown, along with three company directors, a 60% shareholding[5]. Elliott and Brown left the board of Overbury, the UK’s leading fit out contractor, in 2013[6] having grown the company from £80 million to £500 million in annual turnover[7].
Following 25 years of operation, BW transitioned to an employee-owned model in April 2025 through the sale of the company shares to an Employee Ownership Trust (EOT)[8].
In March 2026, BW moved into their new office at The Carter, Near St Paul's in Central London. The office occupies approximately 16,500 sq. ft and serves as the company's main workspace and operational base[9] with an increased headcount of 273 from 238[10]. The office was designed by Hayley Marcroft of Siren Design Group, with art curation by Zoë Allen, Artistic Statements[11].
Steve Elliott stepped down as Chief Executive Officer (CEO) in July 2026[12]. He was succeeded by Anthony Brown, who previously served as Chief Marketing Officer (CMO) of the company[12].
Quality assurance is defined by BW’s 'Defect Free' experience. It is client certified across four criteria: snag free, on-time delivery, provision of operation and maintenance manuals and customer experience scoring[4]. In 2019 it was reported a 40% increase from the previous year to 60%, with additional defects being completed in the following days and ongoing aftercare provided post-occupancy[4].
This service refers to the placement of the foundational infrastructure of required finishes for the space to be occupied. The result of a CAT A Fit Out is to create a functional and presentable environment, particularly for Asset Managers and Landlords [13]. BW have completed previous CAT A projects such as the renovation of the existing building of 1 Malet Street in Bloomsbury to take it back to its original period features [14].
CAT B, builds on CAT A to transform from the basic infrastructure to a customised working environment specified by a client obtaining the space[13]. These can include specialised finishes from bespoke subcontractors to create their ideal work environment[13]. In 2025, BW completed on the Virgin Media O2 headquarters in Paddington, where they created the base for the merger between the two companies[15]. BW’s CAT B fit out projects commonly target various ESG credentials including BREEAM, WELL and LEED certifications [16].
Design and Build is a new addition to their offering, having launched in 2022[17]. This allows BW to design and deliver commercial spaces with a fully self-sufficient team, different from traditional services of construction and project management.
Their design and build service has a foundation of four pillars[17]:
D+B has undertaken many projects for Skyscanner over the last couple of years in London[18], Glasgow and Edinburgh[19], and starting on-site in Barcelona in 2026[20]
BW are involved in refurbishment projects within the higher education sector. In 2023, the company was appointed as the refurbishment contractor for a 15,000 sq. m project at Queen Mary University.[21]. The project was completed in 2025 with the creation of a new enclosed atrium and alterations to the basement to provide a cafe and seating area[21]
Some projects that BW contracted on include: Virgin Media O2[22], Mill's Fabrica[23], Microsoft and Universal Music Group[24]
The COVID pandemic impacted operations, by contributing to a 20% decline in their turnover to £145 million and pretax loss of £177,000. Despite the downturn, the company reported an after-tax profit of £5 million, backed by a £5.2 million retrospective research and development tax credit.[3]
BW reported a turnover of £326.7 million for the 2025 financial year, an increase from £244 million in the previous financial year.[25]. Their operating margin also increased over the same period from 2.4% to 3.9% in 2025[26]. In 2026 it was further announced that they have seen continued cash reserves and set a target to hit £500 million turnover by 2030[25]
